Physical Needs Assessments

A Physical Needs Assessment (PNA) is a comprehensive evaluation of a building or facility to determine its current condition, identify any immediate and long-term maintenance needs, and estimate the costs associated with repairs, replacements, and upgrades. The goal of a PNA is to assess the physical state of the property, including its structural components, mechanical systems, and other critical areas, to ensure it can continue to function effectively and safely over time.
Physical Needs Assessments are, in some cases, required for the funding, sale, or transfer of real property. These assessments are conducted for use groups from university buildings to parking garages, medical facilities, and commercial properties. The assessment looked at various components of a structure and may include an ADA (Americans with Disabilities Act) survey, to identify any issues and estimate the costs for necessary repairs or improvements. Additionally, a Capital Expenditure Matrix is created and provides a detailed breakdown of the costs associated with maintaining and repairing the building over five, ten, or fifteen years. Within the report, Talson will provide recommendations on whether specific work should be done immediately or can be deferred.
